    Inspections are based on the size of the home and the estimated time to examine the systems; for the majority of the single-family homes we see, the inspection price will be at or around $325.00, this for a typical 3 bedroom, 2 bath home.   Most townhomes and condos will cost less.*  We reserve the right to charge a destination fee when we travel out of the local area or into the City of Chicago, and larger homes will cost proportionately more. 
   Radon testing costs $175.00.**
   We'll ask you some questions about your purchase and if you have any worries or concerns you'd like special attention paid to, then we'll set the date and time for the inspection.  It's that easy.  You should plan on coming along and accompanying the inspector so you can ask any questions that come to mind.  Remember, we're here for you!
   We would caution that when dealing with a foreclosure, please try to get the utilities turned on.  This is not an issue when dealing with your realtor because they are working with your interests in mind, but is extremely difficult when dealing with banks, which really don't care whether you get an inspection or not.  And return trips to check water, electricity and the like cannot be done for free.

*Townhome and condo pricing are based on the assumption an association has responsibility for the exteriors of the buildings, thus the exterior is not addressed.  If you need the entire building examined, notify us at time of booking.  Condos, for pricing purposes,  will be understood to have heat and water furnished by the building, and townhomes will have their own furnaces, water heaters, etc. 
**State regulations require a 48-hour (2 days) test for radon, and ideally the sellers are notified so that the home can be kept closed (windows and doors shut, etc.) for a minimum of 12 hours before the radon testing begins.  This almost never happens.  For that reason, radon tests will be left in place for 3 days (72 hours) so that enough good data can be obtained regarding radon levels in the home.  This is to protect the buyer's interests as well as our own concerns with meeting state laws.  If a test has to be voided for any reasons out of our control, or for tampering, no refunds will be given.
